Local surveyors, fixed fees, fast reports

Brick clay, coal seams and older terraces shape the way we inspect homes across Nuneaton and Bedworth. Our RICS-qualified surveyors carry out Level 2 Homebuyer Reports on conventional houses and flats, then send a clear report at a fixed fee. Most reports are delivered within 5 working days of inspection, so you can move from offer to decisions without a long wait. Around Stockingford, Griff and Bedworth Town Centre, that often means checking for damp, cracked render and roof wear on homes built before 1950.
The borough has its own quirks. Nuneaton was a brick-making centre, the area sits on the edge of the Warwickshire coalfield, and five conservation areas affect homes in Nuneaton Town Centre, Bedworth Town Centre and Church Street in Bulkington. We inspect the accessible parts only, so a Level 2 fits standard homes such as a semi near Gipsy Lane CV11 4EP or a newer house around Hospital Lane in Bedworth. Older listed buildings near Arbury Hall usually need a Level 3 instead.

A Level 2 Homebuyer Report is a visual inspection of the parts we can reach safely. We look at roofs, walls, ceilings, floors, windows, doors, loft access, drainage and visible services, then grade key findings with RICS condition ratings 1, 2 or 3. In Nuneaton and Bedworth that matters on brick terraces in Chapel End, Bedworth semis off Armson Road and newer homes around Yew Tree Park on Gipsy Lane. The report tells you what is happening now, not what might be hidden behind the plaster.
It does not involve lifting carpets, opening up floors, moving stored items or carrying out destructive checks. We do not test electrics, plumbing or heating systems, and we do not dismantle finishes to chase a concealed leak. That is why a Level 2 suits homes in reasonable condition where the structure is straightforward, such as a standard post-war semi or a modern detached house at Sketchley Meadows. If the home is listed, heavily altered, timber framed or visibly distressed, a Level 3 is the better fit.
Think of Level 2 as the short, practical report. It is built for buyers who need a clear view of risk, repair priority and likely next steps before exchange. A Level 3 goes further, with more depth on construction, defects and repair options, so it makes sense for older stock around Bedworth Town Centre or unusual homes near Hawkesbury Junction. We match the inspection to the building, not the other way round.
Homemove Level 2 pricing tiers. Final quote depends on property size, age and complexity.
The borough's mining past still matters. Around Stockingford, Griff and the old coalfield edge, our surveyors keep an eye out for movement, stepped cracking, distorted openings and patch repairs that can hide earlier settlement. On older brick homes, especially those built with local clay, we also check for failed pointing, salt staining and damp where later alterations have bridged the original wall build-up. A terrace near Chapel End can age very differently from a newer property off Gipsy Lane.
Traditional roofs and timber details need a close look as well. Warwickshire has a history of half-timbered and wattle-and-daub construction, so homes near listed buildings such as Chamberlaine's Almshouses or Arbury Hall can show timber decay, poor previous repairs or moisture trapped by cement render. We also watch for cracking on rendered extensions, worn flat roofs on post-war additions and drainage defects where old and new work meet around Bedworth and Nuneaton. Those are the places where a Level 2 earns its keep.

Tell us the property address, the purchase price and the property type. A terrace in Stockingford and a detached home near Hospital Lane may sit in different price bands.
Once you are happy with the quote, we assign an RICS-qualified surveyor who knows the local building stock and the common issues around Nuneaton and Bedworth.
Your agent or seller agrees access for the inspection day. We keep the process simple, which helps on occupied homes where tenants or vendors need notice.
Our surveyor visits the property, checks accessible areas and records condition ratings on the roof, walls, floors, services and visible external features.
Your report usually arrives within 5 working days of inspection, with clear priorities so you can speak to the seller, your solicitor or your broker if changes are needed.
Start with the Condition 3 items. Those are the findings that usually need urgent action, costed quotes or a price discussion. On a house in Griff, a Condition 3 on movement means something different from a Condition 2 on a routine repair in Bedworth Town Centre, so the traffic-light section gives you the fastest route to the real issues.
Housing stock here is mixed, and that affects the survey choice. You will see older terraces around Chapel End and Bedworth Town Centre, post-war semis across the borough, and newer estates around Gipsy Lane, De Bary Road and Hospital Lane. Yew Tree Park, Sketchley Meadows and Arden Fields bring a different construction profile again, with newer finishes and tighter tolerances, while older streets can carry patched roofs, ageing mortar and previous alterations. A Level 2 works well where the building is conventional and in decent order.
Conservation status also matters. Five Conservation Areas sit within the borough: Nuneaton Town Centre, Bedworth Town Centre, Church Street in Bulkington, Manor Court Road in Nuneaton and Hawkesbury Junction. Listed buildings such as Arbury Hall, Exhall Hall, The Griff House Hotel, Chamberlaine's Almshouses and the Ritz Cinema need extra care, and in many cases a Level 3 is the safer choice because the structure and historic fabric demand deeper inspection. If a seller has already altered windows, roof coverings or brickwork in a conservation area, we check the likely impact on condition and maintenance.
Ground conditions and topography are part of the picture too. The borough generally has low-lying land to the east and higher ground to the northwest, and Nuneaton and Bedworth sits on the edge of the Warwickshire coalfield. Coal mining has left a long record around Stockingford and Griff, with sites such as Exhall Colliery, Charity Colliery, Drybread Pit, Stanley's Pit, Griff Collieries and Newdigate Colliery forming part of that story. We look closely for movement, cracking and old repair work on homes where former workings or local clay could have affected the building over time.
The colour ratings are straightforward. Condition 1 means no repair is needed right now, though routine maintenance can still make sense on a house off Smarts Road or a flat near Bedworth Town Centre. Condition 2 means something needs attention in the normal course of maintenance, and it should not be left to drift. Condition 3 means a serious defect, or a part of the building that may need investigation or repair without delay.
We use those ratings to help you triage the report quickly. A Condition 2 on cracked render at a newer property in Bulkington is one thing, while a Condition 3 on roof spread, subsidence or damp on a Stockingford terrace is another. Start with the red flags, then work back through the report line by line. That order saves time when you are speaking to the seller, the agent or your solicitor.

We carry out a visual inspection of accessible parts of the property, inside and out, then report using RICS condition ratings 1, 2 and 3. That includes the roof, walls, ceilings, floors, windows, doors, loft access, drainage and visible services, but not hidden construction. On a standard home in Nuneaton or Bedworth, it gives you a clear view of the main risks before exchange.
A Level 2 suits a conventional home in reasonable condition, such as a modern semi near Gipsy Lane or a standard terrace in Chapel End. A Level 3 is more detailed and is better for listed buildings, older homes, heavy alterations, timber frames or properties with visible problems, such as parts of Bedworth Town Centre or homes near Arbury Hall.
Our Level 2 pricing starts at £450 for properties under £300k, then rises to £550 for £300k-£500k, £650 for £500k-£750k, £750 for £750k-£1M and £850 above £1M. homedata.co.uk records show many local sales sit around £205,927 overall, with terraced homes at £186,100 and semi-detached homes at £210,382, so a lot of buyers fall into the lower fee bands.
The report is typically delivered within 5 working days of inspection. That timing helps when you are in a chain, or when an offer on a Bedworth house needs a quick read before the solicitor moves on to searches and enquiries.
The buyer usually pays, because the report is written for the buyer's decision. If you are under offer on a home in Nuneaton, the seller does not normally commission the Level 2, although a buyer and seller can always agree something different in principle.
Treat it as a point that needs attention, not a reason to panic. Ask the surveyor what the defect means, get quotes where needed and tell your solicitor if the issue could affect the purchase. On a home in Griff or Stockingford, a Condition 3 might lead to a renegotiation, a repair request or, in some cases, a pause while you assess the risk.
Yes, if the defect is real, costed and backed by the report. A cracked wall, a tired roof covering or damp related repairs on a Bedworth property can give you evidence for a price discussion, especially if the seller had not factored the work into the asking price. The stronger the report, the stronger the conversation.
No. A lender's valuation is there to help the lender decide what to lend, not to tell you what needs fixing. If you are buying in Nuneaton and Bedworth, you still need a proper survey if you want a view on defects, repair priorities and building condition.
We do not carry out destructive investigations, lift carpets, open up floors or test electrics, plumbing or heating systems. We also do not move furniture or stored items. If the property has heavy alteration, listed status or unusual construction, such as a timber-framed building near one of the borough's conservation areas, a Level 3 is usually the more suitable choice.
