How much could
I borrow?

Your move, your choice

Broker or bank? Let’s untangle it.

A bank can advise on its own mortgages. A broker compares the lenders it works with and helps with the application. Neither route guarantees approval or the lowest cost: compare the total deal, including fees.

1. What would help you most?
2. What matters for advice fees?

Choose an answer in each step to explore your options.

What’s included

What your broker checks.

  • Income & employment

Payslips or self-employed accounts, income stability and how different lenders assess your earnings.

  • Spending & commitments

Debts, childcare, dependants and regular bills, so repayments are affordable alongside everyday life.

  • Deposit, credit & property

Where your deposit comes from, your credit history and whether the property fits lender criteria.

Fee-free or fee-charging?

Fee-free brokers usually earn lender commission. A fee-charging broker may also earn commission. Paying a fee does not guarantee a better mortgage.

Ask which lenders are covered, what is excluded, the total fee, when you pay and whether it is refundable. Compare lender fees and the cost over the deal period too.

With Homemove, the first consultation is free. Straightforward cases are fee-free; any fee is confirmed in writing before you proceed.

How long does it take?

Start your enquiry in about two minutes. Have proof of income, bank statements, ID and deposit evidence ready for your advice appointment.

A mortgage in principle can be quick, but it is not an offer. A full offer can take several weeks after application; lender checks, the valuation and complex income can add time.

Your adviser can explain the likely timeline for your situation. Never commit to a completion date on the strength of an estimate.
