Detached houses form a large part of Desborough's housing base, with 49% of homes in that category. Semi-detached homes account for 31%, terraced houses for 14% and flats for 7%. That split explains why family-sized houses around Harborough Road, Stoke Road and Rushton Road can have a different buyer pool from compact terraces closer to the conservation area. A sensible valuation should start with your exact property type, not the town average alone.
New-build supply is a major feature of the current market. Weavers Fields by Bellway Homes on Stoke Albany Road, NN14 2SR, has 350 homes planned, including 280 private sale homes and 70 affordable homes. Phase one includes 82 homes and phase two covers 268 further properties. That scale can affect resale pricing, especially for 3 and 4-bedroom homes that compete with fresh plots and developer incentives.
Other schemes add more choice. Viridian Meadows includes 3, 4 and 5-bedroom houses, with examples from £298,000 for a 3-bedroom home, £395,000 for a 4-bedroom showhome and £480,000 for a 5-bedroom property. The Wickets on Stoke Road includes 3 and 4-bedroom homes, with selected plots offering garages, electric vehicle charging points, solar panels and Honeywell Smart thermostats. The Grange adds Shared Ownership options, including a 40% share of a 2-bedroom semi-detached from £100,000.
Planned growth north of Desborough and off Rushton Road should also be part of an agent's advice. Ashberry Strategic Land is preparing plans for up to 265 new homes north of the town, including 30% affordable housing. Barratt Redrow and David Wilson Homes are consulting on land off Rushton Road, outside the defined settlement boundary but next to the town. Sellers need an agent who can explain how this pipeline affects buyer choice now, not after viewings begin.
