New Builds on a WWII Airfield - and the Clay Beneath Them

Taylor Wimpey's Flying Fields development in Southam is named after its site: a WWII RAF training airfield that opened in 1940 and closed in 1944. The 530-home scheme on Daventry Road has been CV47's largest new build project, with final phases now completing. David Wilson Homes delivered 200 homes at Bishops Hill in Bishops Itchington (CV47 2SR), Bovis Homes at Furrowfields on Knightcote Road, and Taylor Wimpey has proposed a further 275 homes on Coventry Road to the north of Southam town. With Southam's population growing from 6,567 in 2011 to 8,114 in 2021 - and the South Warwickshire Local Plan 2050 targeting up to 2,188 new dwellings per year across the district - the pipeline continues.

Our inspectors cover all CV47 new build sites. A pre-completion snagging survey - carried out before you legally complete - puts the defect list in your hands before the keys change hands. Our written report goes to your solicitor; your developer is then obligated to address every genuine defect before you move in. We cover Southam, Bishops Itchington, Long Itchington, Napton-on-the-Hill, Stockton, Priors Marston, Fenny Compton and surrounding villages.

Blue Lias Clay: The Geology Beneath Every CV47 New Build

Southam has been quarrying Blue Lias limestone and clay since the 1820s. CEMEX's Southam Quarry still extracts it today, trucking Lias limestone to the Rugby cement plant. The same Blue Lias geology - alternating limestone and clay-rich mudstone - sits beneath every new build in CV47. The clay fraction is susceptible to shrink-swell movement: it expands in wet conditions and contracts in dry summers, placing seasonal stress on foundations. The BGS identifies shrink-swell as Britain's most costly geohazard. On new builds, this means our inspectors specifically check for door and window frame misalignment, stepped cracking above lintels, and uneven floors - all early indicators of differential foundation movement on reactive ground. A snagging inspection at the pre-completion stage catches these issues when the developer is still obligated to fix them.

What Our Inspectors Find on CV47 New Builds

CV47's new build sites span two distinct profiles. Large volume schemes like Flying Fields and Bishops Hill are built at pace by national housebuilders, where build quality depends heavily on individual site management. Smaller village-edge sites and shared ownership developments in Bishops Itchington have their own contractors and quality control approaches. Our inspectors adapt their approach to each site - but the same checklist applies regardless of developer.

  • Loft insulation incomplete, displaced or unevenly distributed - one of the most common findings on Midlands new builds
  • Window and door frames out of square - causes draughts, condensation, and binding in wet weather
  • External drainage falls running toward the building rather than away
  • DPC (damp proof course) height insufficient above finished ground level - risk of moisture bridging
  • Render not properly terminated at window reveals and external corners
  • Electrical sockets and switches at inconsistent heights - indicative of workmanship standards
  • Missing fire stopping in party wall cavities on terraced and semi-detached plots
  • ASHP or heat pump units not commissioned or missing commissioning certificate at handover
  • Snagging items from the developer's own completion walk not resolved before legal completion

Southam: A Market Town Chartered Since 1227

Southam received its market charter from the monks of Coventry Priory in 1227 and has been a market town longer than many English cities. King Charles I used Southam's mint to pay his Civil War troops before the Battle of Edgehill in 1642 - the building is now the Grade II listed Old Mint pub on the market square. St James' Church (Grade I, 14th century) and Southam's Holy Well (a Scheduled Ancient Monument recorded from 998 AD) give the town more heritage assets than most twice its size.

The cement industry defined Southam's economy from 1824 until around 2000. At its peak, the Southam works employed up to 1,000 people in continuous shift production - kilns were never shut down. Rugby Portland Cement Company acquired the site in 1934. Today, CEMEX's quarry remains active, extracting Blue Lias limestone and transporting it to the Rugby plant. The street name Lias Close (CV47 0NG) preserves the geological connection. The town sits within the Stratford-on-Avon district, 10km east of Royal Leamington Spa and 2 miles from M40 junction 12 via Bishops Itchington.

The River Itchen runs through Southam and carries an active Environment Agency flood alert area (033WAF203 - River Leam and River Itchen). The highest recorded River Itchen level at Southam was 3.33 metres on 21 July 2007. A flood alert was issued as recently as February 2026. New builds near the Stowe Valley and Welsh Road corridor are at the highest exposure; Flying Fields on Daventry Road sits on higher ground away from the flood plain.

CV47 New Build Sites We Cover

Our inspectors are active across all current and recently completed CV47 developments. We know the site characteristics of each: Flying Fields sits on level former airfield ground with good drainage gradients on most plots; Bishops Hill in Bishops Itchington occupies a gentle slope with the Blue Lias visible in the cut banks during construction; Furrowfields on Knightcote Road has shared ownership plots mixed with private sale. For shared ownership properties - where you may be buying a 35-40% share - a snagging survey matters as much as for outright purchase. Your builder's obligation to fix defects applies regardless of share proportion.

Snagging Survey Questions - Southam CV47

How much does a snagging survey cost in Southam?

Our snagging surveys in Southam and across CV47 start from £295 for a 2-bed new build and rise to £449 for a 5-bed detached. All prices include VAT and a written PDF report with photographs of every defect found. There are no travel surcharges for CV47 postcodes, and we work seven days a week. The HBF's 2025 National New Homes Survey found 93.7% of new build buyers reported snags to their builder - a snagging report gives you the documented evidence to support that process.

Can I get a snagging survey before completing on a Flying Fields or Bishops Hill property?

Yes - this is the recommended approach. A pre-completion snagging inspection lets your solicitor include the defect list as a condition of completion. Taylor Wimpey and David Wilson Homes both have NHBC Buildmark cover, which includes a 2-year workmanship warranty - but it only applies to defects that are documented and reported. An inspection before completion is the most effective time to capture everything. We can typically book within 3-5 working days across CV47, seven days a week.

How long does a snagging inspection take in CV47?

A 3-bed new build inspection takes 3-4 hours. A 4 or 5-bed detached - common at Flying Fields and Bishops Hill - takes 4-5 hours. Properties with ASHPs and heat pump installations require additional time to check commissioning status and documentation. The written report is delivered as a PDF within 24 hours of inspection.

Does the Blue Lias geology in Southam affect new builds?

It is worth being aware of. CV47 sits on Blue Lias - the clay-rich limestone formation that gave Southam its cement industry for 175 years. CEMEX still quarries it at Southam today. The clay fraction in Blue Lias and the overlying Charmouth Mudstone has medium-to-high shrink-swell potential: the BGS identifies shrink-swell as the most costly geohazard in Britain. On new builds, housebuilders are required to use foundation specifications adequate for the ground conditions. Our inspectors look for early signs of any differential movement: binding doors, stepped cracking above windows, uneven floor surfaces. Identifying these at snagging stage - when they are typically minor and correctable - is far better than discovering foundation issues after the 2-year defects period expires.

Is there flood risk for new builds in Southam?

Some parts of Southam carry active flood risk from the River Itchen. The EA operates a flood alert area (033WAF203) covering the River Leam and River Itchen, including low-lying land adjacent to the river through Southam and Long Itchington. The highest recorded River Itchen level at Southam was 3.33 metres on 21 July 2007. Flying Fields on Daventry Road sits on higher ground and is away from the main flood plain, but buyers on any CV47 site should review the flood risk assessment included in their planning documents. Our inspectors check DPC heights and drainage design on every inspection.

Does an NHBC warranty cover all snagging defects?

No. The NHBC Buildmark warranty covers major structural defects for 10 years, but snagging defects - incomplete insulation, incorrectly fitted windows, poor drainage falls, missing fire stopping - are covered separately under the 2-year workmanship and materials period. To make use of that period, you need to document defects in writing. Our report provides the photographic evidence and a categorised defect list that you can send directly to your site manager and solicitor. If the developer does not resolve items within a reasonable time, you can escalate to NHBC using our report as the baseline document.

Do you cover shared ownership properties in Bishops Itchington?

Yes. Our snagging service covers shared ownership properties at Furrowfields (Bovis/Bromford) and Bamford Park (Citizen/Signature) in Bishops Itchington. Your builder's obligation to fix defects applies equally to shared ownership and outright purchase homes - the defects period and warranty coverage are identical. The cost of a snagging survey is the same regardless of your ownership share. We price on property size, not purchase price.

How many defects do inspectors typically find on CV47 new builds?

On a typical 3-4 bed new build across the Midlands, our inspectors find between 40 and 150 individual snagging items. The HBF 2025 survey found over a quarter of new build buyers reported more than 15 snags to their developer. On sites in their final phases - like Flying Fields - plot standards can vary more than on earlier phases, as construction pace and site supervision intensity sometimes changes as a development winds down. Fewer than 10% of our inspections find zero defects, regardless of developer.
