CV2 is home to Coventry's largest regeneration - Spirit Quarters. Our inspectors know what Keepmoat, O'Flanagan and Citizen Housing new builds look like from the inside.

CV2 buyers at Spirit Quarters have reported finding nearly 200 defects after moving in - from uneven floors and poorly fitted doors to external remediation that drags on for months after completion. This is not a rogue developer story. It is the reality of buying new in a large regeneration scheme where build speed is prioritised and snagging lists are long. Our inspectors work in CV2 regularly and know the specific defects common to Keepmoat, O'Flanagan and the smaller boutique builders active in Wyken, Walsgrave and Wood End.
CV2 sits on Mercia Mudstone bedrock - a shrink-swell clay that causes seasonal ground movement. Post-war council housing on the estates here includes BISF steel-framed homes and possible PRC construction requiring specialist assessment. The River Sowe runs through Wyken and Stoke, with an active EA flood warning area covering residential streets including Blackshaw Drive, Binley Road and Heybrook Close. A snagging survey catches what the builder missed before you legally complete.

Spirit Quarters Phase 6
Under construction from Autumn 2025
Spirit Quarters is a £200 million regeneration programme covering Wood End, Henley Green, Manor Farm and Deedmore - all in CV2. Keepmoat Homes is the lead developer. Over 1,200 homes have already been built since 2010, and Phase 6 (191 new homes across four sites) started on site in Autumn 2025 with a target completion of 2030.
The scale of Spirit Quarters matters for snagging. On large regeneration schemes, construction teams rotate quickly between plots. Inspections at Spirit Quarters by independent snagging specialists have found:
A pre-completion snagging inspection gives you a documented list before you hand over money. Builders are legally required to fix defects notified before completion. After you complete, rectification becomes a much slower process.

The bedrock under CV2 is Mercia Mudstone Group - a Triassic clay formation that dominates the West Midlands. It has two characteristics that directly affect properties in this postcode.
First, shrink-swell: the clay expands when wet and contracts in dry summers. Properties with shallow foundations - Victorian terraces in inner Stoke, 1930s semis in Wyken and Poets' Corner - are at risk of seasonal ground movement that manifests as cracks above door frames, sticking doors and sloping floors. The dry summers of 2018 and 2022 caused a noticeable spike in subsidence claims across the West Midlands.
Second, sulphate-bearing groundwater: Mercia Mudstone can leach sulphates into groundwater at concentrations high enough to cause sulphate attack on concrete. This is relevant to post-war council housing on the Wood End and Stoke Aldermoor estates where concrete was used extensively. Our inspectors check for the characteristic cracking and spalling at DPC level that indicates sulphate-related degradation.

Coventry's post-war housing programme included approximately 500 BISF (British Iron and Steel Federation) steel-framed homes. Additional PRC (pre-cast reinforced concrete) types such as Airey and Reema were used on council estates including Wood End and Stoke Aldermoor. BISF homes are not classified as defective and remain mortgageable, but they require specialist assessment before many lenders will approve finance. Buyers on post-war estates in CV2 should ask their solicitor to confirm the construction type before exchange. Our snagging inspectors can identify non-standard construction during the inspection and flag it if structural assessment is recommended.
Beyond Spirit Quarters, several developers are active across CV2 in 2025-26:
Smaller local developers and housing associations are also active on infill sites across Wyken, Walsgrave and Stoke. Our inspectors cover all of these - from large regeneration phases to a single boutique detached home on a back-land plot.

The Environment Agency maintains an active flood warning area for the River Sowe at Wyken and Stoke, covering Heybrook Close, Sidmouth Close, Blackshaw Drive, Triumph Close, Ventnor Close, Binley Road and Brookvale Avenue. Any new build near the River Sowe corridor should come with a site drainage strategy and flood risk assessment - ask the developer before you exchange. Our inspectors check that drainage installations, damp-proof courses and ground-floor thresholds comply with the approved plans. Surface water drainage on Mercia Mudstone soils is particularly important - the clay does not drain freely, and poorly designed soakaways simply will not work.

Book for before legal completion where possible. Our inspectors are available across CV2 including Spirit Quarters, Walsgrave and Wyken. We aim to book within 3-5 working days of your request.
Our inspector carries out a systematic check of every room, all external elements, roof line, drainage, services and finishes. On a typical Spirit Quarters 3-bed, the inspection takes 3-4 hours.
Your report is delivered within 24 hours of the inspection. Each defect is photographed, described and referenced to the relevant NHBC standard so the developer knows exactly what to fix.
We support you through the remediation process. If the developer disputes a snag or delays fixing it, our report gives you the documented evidence to escalate to the NHBC or your solicitor.
Prices correct as of February 2026. Spirit Quarters homes are typically 3-4 bed, so the £395 price point is most relevant for CV2 buyers.
A snagging survey in CV2 starts from £295 for a 1-2 bed property. A typical Spirit Quarters 3-4 bed home costs from £395. Prices reflect the size of the property and the time required for a thorough inspection. National providers including Home Snagging UK and New Build Inspections quote broadly the same range for Coventry. Independent inspectors operating in the West Midlands typically charge £300-£600 depending on property size.
Evidence from buyers at Spirit Quarters strongly suggests yes. One buyer reported nearly 200 individual defects identified after moving in. Inspection reports from independent specialists have documented uneven floors, poorly fitted doors, significant wall cracks and external work (roads, footpaths) incomplete at completion. Booking an inspection before you legally complete gives you a documented list that the developer is legally obliged to fix. After completion, you are reliant on the developer's goodwill and the NHBC disputes process, which can take considerably longer.
A standard 3-4 bed new build in CV2 takes 3-4 hours. A larger home or one with significant external grounds may take up to 5 hours. Our inspectors work systematically through every room, all internal finishes, external elevations, drainage installations and the roof line. Spirit Quarters homes are built to standard Keepmoat layouts, which our inspectors know well.
Mercia Mudstone is the Triassic clay bedrock underlying Coventry and most of the West Midlands. It has two important characteristics for property buyers. First, it is a shrink-swell clay - it contracts in dry summers and expands in wet winters, causing seasonal ground movement that stresses shallow foundations. Second, it can leach sulphates into groundwater at concentrations that cause chemical attack on concrete. A new build will be built on engineered foundations designed for these conditions, but our inspectors check that the DPC, drainage and concrete work have been installed correctly and show no early signs of moisture ingress or sulphate-related cracking.
Yes. We inspect all property types across CV2, including properties on Wood End, Stoke Aldermoor, Bell Green and Henley Green that may have non-standard construction such as BISF steel-framed homes. BISF homes are not classified as defective but they do require specialist knowledge during inspection. Our inspectors flag any features that suggest non-standard construction and, where relevant, recommend a specialist structural assessment for mortgage purposes. If you are buying a home on a regenerated council estate plot, we check that the new-build element has been constructed to standard without inheriting defects from earlier phases.
Book as soon as you have a target completion date from your developer. Ideally, the inspection should take place before legal completion - this gives you the strongest legal position to insist on defects being rectified. On large schemes like Spirit Quarters, developers sometimes offer short notice completion dates. We aim to book inspections within 3-5 working days. If you have already completed, we can still carry out a post-completion inspection - most NHBC warranty claims can still be made within the first 2 years of construction.
The Environment Agency maintains an active flood warning area for the River Sowe at Wyken and Stoke, covering residential streets including Blackshaw Drive, Binley Road, Heybrook Close and Brookvale Avenue. For new builds on or near the River Sowe corridor, our inspector checks that drainage, DPC and ground-floor thresholds have been installed in accordance with the site flood risk assessment. Any deviations from the approved drainage strategy are flagged in the snagging report. Solicitors should confirm whether the property falls within Flood Zone 2 or 3 before exchange.
Yes. Our inspectors cover the full CV2 postcode district, including Wyken, Walsgrave-on-Sowe, Stoke Aldermoor, Wood End, Henley Green, Bell Green, Potters Green, Aldermans Green and Woodway Park. We are also familiar with the O'Flanagan development at Hayre Close, Walsgrave, and the boutique Elite Property development at The Pinewoods in Wyken. Inspections are available Monday to Saturday across all areas.
