CT15 sits on the North Downs chalk - the same formation that creates the White Cliffs of Dover just south of the district. Upper Cretaceous chalk up to 500 feet thick underlies virtually the entire postcode area. While chalk is generally free-draining and provides good load-bearing capacity, it creates specific risks that every new build buyer in CT15 should understand before completion.
Chalk is a karstic rock: over centuries, groundwater dissolves the calcium carbonate and can create subsurface voids and solution-enlarged fractures. Ground investigation reports for developments on chalk should account for this. Clay-with-flints deposits also overlie the chalk plateau in places, creating variable ground conditions where the clay layer can shrink and swell seasonally.
In the Snowdown and Eythorne area (CT15 4), former Snowdown Colliery mine workings closed in 1987. A Coal Authority search (CON29M) is strongly advisable for any property purchase in CT15 4 close to the former colliery - historic mine workings can create ground instability that affects both existing and new build properties.
The Environment Agency's February 2026 Kent Groundwater Situation report confirms the Alkham Bourne has begun flowing after January 2026 rainfall reached 210% of the long-term average for East Kent. Groundwater levels are rising sharply across the chalk aquifer that underlies CT15. Properties in the valley-bottom locations of Alkham, Lydden and Church Hougham (CT15 7) face specific groundwater and bourne flooding risk. For new builds in these areas, our inspectors pay particular attention to DPC height, drainage provision and any evidence of water ingress during the inspection.

Yes. Snowdown Colliery in CT15 4 closed in 1987 and historic mine workings can create ground instability. The Coal Authority recommends a CON29M coal mining search for any property in the affected zone. This is a conveyancing check, not something we carry out during a snagging inspection, but we strongly advise buyers in CT15 4 near Snowdown and Eythorne to ensure their solicitor has obtained this search as part of the purchase process.
Yes - the ideal window is before you complete, but your developer remains liable for defects throughout the NHBC Buildmark warranty period. The first 2 years cover all snagging defects under the NHBC warranty scheme. Years 3-10 cover structural defects only. If you have recently moved in, a snagging inspection still gives you a formal documented list to use in correspondence with Barratt, DWH or Abbey's customer care teams. Documented defects are significantly easier to get remediated than verbal reports.
