Llanmoor Homes' Parc Tondu is the largest active new build scheme in the CF32 postcode. The 405-home development sits at Tondu, CF32 9HZ, covering two phases of 2, 3 and 4-bedroom detached, semi-detached and link properties. An NHBC warranty covers the structure, not the finish. During the first two years, your developer is responsible for fixing defects - but only if you raise them formally. A snagging survey provides a written record of every defect before you move in, giving you a documented list to submit to Llanmoor's customer care team. Our inspectors have found defects on NHBC-certified plots that would have gone unnoticed without a dedicated pre-completion inspection.
Llanmoor Homes is a South Wales developer with over 54 years of trading history. Like all volume builders, they face programme pressure at hand-over. Our inspectors check plots at Parc Tondu against NHBC Technical Standards, flagging items from missing insulation sections to plasterboard gaps around service penetrations.
CF32 sits within the South Wales Coalfield, one of the most extensively mined coalfields in Britain. Ogmore Vale, Blaengarw, Pontycymer and Tondu all have documented mining history beneath them. The Garw Valley had its first pit sunk in 1865; Wyndham Colliery and Western Colliery in Ogmore Vale operated until the 1980s. New build developers are required to account for mining ground conditions in their foundations design, and NHBC will not certify a plot without adequate ground investigation. However, our inspectors look for early signs of differential settlement - diagonal cracking at the corners of openings, stepped brickwork cracking, door frames racking out of square. These signs at pre-completion stage, though unusual, do occur. A Coal Authority CON29M search is essential for any CF32 property purchase, in addition to your snagging survey.
South Wales has some of the highest driven-rain exposure ratings in Britain. The BRE classifies driven-rain exposure by region; the South Wales upland and coastal areas sit at Severe to Very Severe on that scale. For new build buyers, this means one thing above all others: cavity trays must be correctly installed above every window and door opening, with stop ends fitted and weepholes unblocked.
Our inspectors check cavity trays by examining the external brickwork above openings for weephole provision, and probing internally for signs of moisture bridging. Where access allows, we check the cavity tray lap detail at DPC level - a common point of failure. Unfilled perpend joints in the outer leaf, which should be open at weephole courses, are another recurring defect we find on South Wales new builds.

Natural Resources Wales operates a dedicated flood warning area for the River Ogmore at Ogmore Vale (reference 102FWF103A). The valley geography of CF32 7 and CF32 8 - covering Ogmore Vale, Nantymoel, Pontycymer and Blaengarw - concentrates surface water runoff from the surrounding uplands into the river channels. The Ogwr Fawr is monitored at Commercial Street in Ogmore Vale, with an 11.26 km2 catchment.

The high rainfall environment means moisture-related construction defects carry more consequence here than in drier regions.
