New Builds in the Fens: What Our Inspectors Find

CB7 covers Ely and Soham - two of East Cambridgeshire's fastest-growing communities, both sitting in the flat, drained landscape of the Fens. The Orchards Green masterplan north of Ely is delivering 1,200 homes across multiple phases, with Taylor Wimpey, Linden Homes (Vistry Group) and Bellway all simultaneously active on the same site. In Soham, Persimmon is delivering 175 homes at Newman Fields off Broad Piece. The scale of construction on Fenland ground creates specific risks that our inspectors are trained to spot.

Peat and gault clay soils underlie much of CB7. These compressible, chemically aggressive ground conditions require specialist foundations - NHBC standards mandate piled or raft solutions where peat is present. Our inspectors check drainage gradients, foundation performance indicators, and early signs of differential settlement that a standard developer handover inspection will not catch. If something has been missed, your snagging report gives you the documented evidence to require rectification before you complete.

Fenland Ground Conditions: What Every CB7 New Build Buyer Should Know

The Fens were drained over centuries and the peat beneath continues to compress and oxidise at rates of up to 1.89 cm per year - meaning parts of the landscape are still slowly sinking. Large areas of the Fenland lie below sea level. New builds on or near peat and gault clay require specialist foundations: NHBC Standards Chapter 4.4 mandates piled or raft foundation solutions where compressible soils are present, and requires an engineer to attend site during foundation construction. Peat and Fenland soils also contain sulphates and acids that can attack standard concrete - developers must use ACEC-class concrete mixes specified to BRE Special Digest 1. A snagging inspector familiar with Fenland ground conditions will check drainage gradients, look for signs of differential settlement, and flag any deviation from NHBC foundation standards before you take ownership.

Orchards Green: Ely's 1,200-Home Masterplan

Orchards Green north of Ely is the largest residential development in CB7 and one of the most ambitious in Cambridgeshire. Planning permission was granted in 2015 for 1,200 homes, along with a primary school (Isle of Ely Primary School, open since 2016), a community centre, sports facilities, a care home, and a local centre. Three major housebuilders are now building concurrently across different phases of the same masterplan.

Taylor Wimpey's Lantern Croft offers two, three, four and five-bedroom homes. The site manager won an NHBC Pride in the Job Quality Award in 2025 - but award-winning management does not mean defect-free delivery. Linden Homes (part of Vistry Group) is building Willow Woods on Lynn Road with 258 homes; two-bedroom properties start from £295,000, three-bedroom from £350,000, four-bedroom from £420,000. Bellway received planning approval for Cathedral Rise (Phase 5) in 2025 and broke ground in January 2026, adding 300 homes including bungalows, with prices yet to be released.

  • Taylor Wimpey Lantern Croft: 2-5 bedroom homes, NHBC Pride in Job site 2025
  • Linden Homes Willow Woods: 258 homes, 2-bed from £295,000, ASHPs and EV charging
  • Bellway Cathedral Rise: 300 homes, groundbreak January 2026, prices to launch
  • Isle of Ely Primary School: on-site since 2016, community centre and sports facilities

Soham's New Station and the Cambridge Commuter Market

Soham's railway station reopened in late 2021 after being closed for generations, giving the town direct rail access to Ely in under 10 minutes. From Ely, Cambridge is 15 minutes by train and London King's Cross is 69 minutes. This rail link transformed Soham's position in the commuter market - the town is now a viable base for workers at the Cambridge Biomedical Campus (over 20,000 employees, including AstraZeneca's global HQ), Cambridge University, and the wider tech and science cluster in Cambridge.

Persimmon's Newman Fields development off Broad Piece, Soham (CB7 5EL) is actively capitalising on this connectivity. The site offers 175 homes - 113 private sale, 12 shared ownership, and 41 affordable rent - at prices ranging from £275,000 for a two-bedroom semi-detached to £590,000 for a five-bedroom detached. The development includes EV charging and solar panels where suitable, and the Soham station is approximately 1 mile away.

  • Persimmon Newman Fields CB7 5EL: 175 homes, 2-bed from £275,000
  • 3-bed detached from £340,000, 4-bed from £375,000, 5-bed at £590,000
  • EV charging and PV panels on suitable plots

Flood Risk and the NaFRA2 Reclassification

The Fens are among the most flood-vulnerable parts of England. A third of the Great Ouse Fens lies below sea level, and the Environment Agency has warned that without sustained investment in flood defences the Fens could become uninhabitable within decades. The Environment Agency updated its national flood risk data in January 2025, with the new NaFRA2 flood maps going live on the Flood Map for Planning service on 25 March 2025. Properties in CB7 that were previously classified as Flood Zone 1 (low risk) may now be Flood Zone 2 or 3 - with immediate implications for insurance premiums and mortgage availability.

Our snagging inspectors do not carry out full flood risk assessments, but we check the surface water drainage performance on every new build site we visit. In CB7, where new estates must integrate their drainage with an engineered Fenland landscape of lodes, drains, and watercourses, errors in drainage gradient and soakaway installation are among the most commonly found defects. A blocked or incorrectly graded drain on a Fenland site is not a minor issue - it is a defect that can contribute to flooding of the property.

How to Book Your CB7 Snagging Survey

1

Get a fixed quote online

Enter your development name - Orchards Green, Newman Fields, or any other CB7 site - and your house type. Pricing is fixed upfront by bedroom count. No site visit required to obtain a quote.

2

Book your slot

Inspection slots across CB7 - Ely, Soham, Fordham and surrounding villages - are typically available within five working days. The optimal time to book is after you have a confirmed legal completion date but before you complete.

3

Our inspector attends your new home

Our inspector carries out a thorough two to four hour inspection of your new home, working through a 100+ point checklist. In CB7 this includes specific checks for drainage performance, foundation settlement, and compliance with NHBC Standards for Fenland ground conditions.

4

Written report within 48 hours

Your snagging report is delivered as a PDF within 48 hours, with photographs, location references and a severity rating for every defect. The report is structured to be submitted directly to your developer's customer care team.

5

Developer rectification

Submit the report to your developer as a formal defect notice. Under NHBC Buildmark and the Consumer Code for Home Builders, Taylor Wimpey, Linden, Bellway and Persimmon are all required to rectify genuine defects within a reasonable period before and after completion.

93% of New Build Buyers Report Problems - And You Have Two Years to Act

The HBF National New Homes Customer Satisfaction Survey published in March 2025 found that 93.7% of new build buyers reported problems to their builder after moving in, with 26.2% reporting more than 15 snags. The NHBC Buildmark warranty gives you a two-year 'builder warranty' period (in addition to your structural warranty) during which developers must rectify defects in their workmanship. In CB7, where Orchards Green and Newman Fields are among the busiest new build sites in Cambridgeshire, the workload pressure on developer site teams is high. A pre-completion snagging report - or one commissioned in the first few months after you move in - gives you a documented record of defects while your warranty protection is at its strongest.

Snagging Survey Questions - Ely and Soham CB7

How much does a snagging survey cost in CB7?

Our snagging surveys in CB7 start from £295 for smaller properties and range to around £445 for a five-bedroom detached home. The price covers the full inspection at your Ely or Soham new build, plus a written report with photographs delivered within 48 hours. This is consistent with market rates: CompareMyMove's 2026 data puts the national average between £300 and £600, and the HomeOwners Alliance cites similar figures. There are no regional surcharges for the Cambridgeshire area - the quoted price is the price you pay.

Which developments in CB7 can you inspect?

Our inspectors cover all active new build developments in CB7, including Taylor Wimpey Lantern Croft and Linden Homes Willow Woods at Orchards Green in Ely, Bellway Cathedral Rise (groundbreaking January 2026), and Persimmon Newman Fields off Broad Piece in Soham. We also inspect smaller and bespoke new build sites across the CB7 district - Fordham, Isleham, Wicken and surrounding villages. If your development is not listed here, send us the address and we will confirm availability within four working hours.

How long does a snagging inspection take in Ely or Soham?

A standard three-bedroom new build takes two to three hours. Larger four and five-bedroom homes - such as the detached house types at Newman Fields or Willow Woods - take three to four hours. Our inspectors work through every room in sequence, covering all fixtures, fittings, services, and external works. The external inspection in CB7 includes drainage gradient checks and drainage channel inspection, which takes longer than on a typical urban site but is particularly important given Fenland ground conditions.

Why is Fenland ground a concern for new build buyers in CB7?

The Fens are built on drained peat and gault clay that continues to compress at rates of up to 1.89 cm per year. Where new homes are built on or near these compressible soils, NHBC Standards require piled or raft foundations and the use of specialist concrete mixes resistant to sulphate attack. A snagging inspection checks visible indicators of foundation performance - cracking patterns at structural junctions, door and window alignment, floor levelness - and documents any deviation from the standard the developer has specified. We cannot carry out a structural survey, but we can flag the warning signs that warrant further investigation before you commit to a purchase.

Does the 2025 flood map update (NaFRA2) affect my CB7 new build purchase?

The Environment Agency updated its flood mapping in March 2025 under the NaFRA2 programme. Properties in CB7 that were previously in Flood Zone 1 may now be reclassified into Zones 2 or 3, which can affect mortgage availability, insurance premiums, and planning conditions. Before exchanging contracts, check your plot's flood zone on the updated Flood Map for Planning at gov.uk. Our snagging inspectors check surface water drainage performance and note any signs of inadequate drainage on site, but a formal flood risk assessment from a qualified consultant is the appropriate tool for a detailed zone classification review.

Can I get a snagging survey if I have already moved in?

Yes - if you have already moved into your CB7 new build, a snagging survey is still worthwhile. The NHBC Buildmark warranty provides a two-year builder warranty period during which your developer must rectify defects in workmanship and materials. Commissioning a snagging report in your first year of occupation gives you a structured inventory of defects to submit before this protection expires. For Orchards Green and Newman Fields buyers, your developer's customer care team accepts defect reports online - our report is formatted to support a formal submission.

What is grey gault brick and does it affect the snagging process for older properties?

Gault brick is the pale grey or cream brick produced from Fenland gault clay, distinctive to the pre-1900 buildings of Ely and Soham. These older properties surround the new build estates and are of interest to buyers purchasing a new build adjacent to or converted from existing stock. For pure new build snagging, gault brick is not directly relevant - modern new builds in CB7 use standard brick and block construction. However, buyers of barn conversions or mixed-heritage properties in CB7 should be aware that gault brick construction requires lime mortar rather than cement, and that pointing with the wrong material can cause rapid deterioration. A RICS Level 2 or Level 3 survey is more appropriate for these property types.

How does Soham's new railway station affect the snagging process?

It doesn't affect the technical inspection, but it does explain why Newman Fields in Soham has attracted a significant number of Cambridge-based buyers and renters. The station is approximately 1 mile from the Newman Fields development, and the journey to Ely takes under 10 minutes, with Cambridge accessible in around 25 minutes from Soham. Many buyers at this development are purchasing as an investment let to Cambridge workers. In that context, a snagging report protects both the purchase price and the long-term rental yield by ensuring defects are corrected at the developer's cost before a tenant takes occupancy.
