RAF Waterbeach closed in 1963. The Army left in 2013. Today, Urban & Civic hold outline consent for up to 6,500 homes on the former western barracks site, while RLW Estates secured consent for a further 4,500 homes on the eastern site in December 2024. That's 11,000 homes planned for a former military airfield - built on complex made ground with a new railway station approved and expected to open in 2027.
Stonebond Properties and CALA Homes are already building and selling at Waterbeach now. Linden Homes (Vistry Group, HBF 5-Star rated) are releasing homes at Millstone Park in Burwell from February 2026. Across CB25, our inspectors are covering new builds on fen-edge ground where peat, alluvium, and made ground all create differential settlement risks that standard NHBC checks don't always catch.

Waterbeach's western development site is the former RAF and Army barracks that operated from 1941 to 2013. Decades of military use leave complex made ground - a mix of demolition rubble, hardcore, disturbed soils, and potentially contaminated fill - that creates uneven settlement risk for new-build plots. Responsible developers carry out detailed ground investigation reports before construction, but the results are not always reflected in the quality of individual plots.
Our inspectors check for signs of differential settlement on all Waterbeach properties: ground-floor level variations across rooms, visible cracking at structural junctions (particularly at corners and window reveals), sticking doors and windows (a reliable early indicator of frame distortion), and any visible movement in external paving or driveway surfaces. The River Cam's presence adjacent to the site adds alluvial ground risk to the south.

CB25 straddles a dramatic geological transition. Along the fen edge - through Burwell, Swaffham Prior, and Reach - Cretaceous chalk crops out at the surface, the same rock quarried as 'clunch' building stone from 1252 to 1952 at Burwell. Clunch from this quarry was used in Cambridge Castle (1295), Ely Cathedral, and Windsor Castle. The chalk dissolution risk associated with this formation - sinkholes and cavity collapse - is a real and documented risk in Cambridgeshire, though rare.
Toward the fen, the geology shifts to fen peat and river alluvium. Peat is notoriously compressible: it shrinks as it dries and compresses under load. Any new build positioned on or near fen peat ground requires careful monitoring of differential settlement. The deeper chalk is underlain by Gault Clay at depth across much of the CB25 area, adding shrink-swell ground movement to the risk picture.
The Waterbeach development specifically sits on former RAF airfield ground - made ground overlying river terrace gravels near the Cam, with alluvium and fen peat in the lower areas. The 23-acre lake at the heart of the Urban & Civic masterplan is part of the site's SUDS strategy - designed to manage surface water across the entire development. New builds on the site should have finished floor levels set above the modelled flood event elevation, and SUDS connections should be correctly detailed and sealed.
Stonebond, CALA Homes, and Linden Homes all install air source heat pumps (ASHPs) as standard on CB25 new builds. Heat pumps are more sensitive to commissioning quality than gas boilers: an incorrectly set flow temperature, under-filled circuit, or poorly balanced radiator system will run at higher cost and fail to reach target temperatures in winter. Our inspectors include ASHP commissioning checks in every CB25 survey - verifying flow temperature settings, pressure readings, cylinder temperature, immersion heater backup, and thermostat zoning. We check the MCS certificate is provided and that the installer is MCS-registered. These are items that NHBC interim checks do not verify in detail.
Stonebond Properties at Waterbeach (CB25 9QN) is currently over 70% sold on its first phase of 3 and 4-bedroom houses. Prices start from £500,000. The development is part of the larger Urban & Civic masterplan, with a 23-acre lake and new primary school (Deneia Primary Academy, 630 places) now in planning. CALA Homes at Waterbeach (CB25 9QS) offers a wider product range - 1-bed apartments from £244,000, 2-bed apartments from £292,000, and 4-bedroom houses from £599,950. Shared ownership is available via Longhurst Group. CALA is rated 5-Star by HBF, which means their customers report high satisfaction - but does not mean defect-free properties. Our CALA inspections consistently identify paintwork, mastic seal, and mechanical commissioning issues across all their developments.
Linden Homes (Vistry Group) are releasing homes at Millstone Park, Newmarket Road, Burwell (CB25 0AE) from February 2026. The 350-home site includes a recently approved final phase of 61 affordable homes. Linden/Vistry are one of the most active housebuilders in Cambridgeshire. Parts of CB25 - particularly the lower-lying ground near the lodes and River Cam around Waterbeach and the fen margin villages - are underlain by fen peat and river alluvium. Peat is compressible and continues to shrink as it dries. New builds on or near peat ground can experience differential settlement over the first 2-5 years of occupation, particularly where site preparation has not adequately removed or replaced compressible material. Yes. Linden Homes (part of Vistry Group, HBF 5-Star rated) generally allow independent inspector access before legal completion at their developments. A pre-completion inspection at Millstone Park, Newmarket Road, Burwell gives you the strongest position: defects can be logged and repair programmes agreed before you take on ownership of the property. Your conveyancer can include access for an independent inspector as a condition of exchange. Given that Linden Homes are releasing Burwell plots from February 2026, scheduling a pre-completion inspection is straightforward.
CB25 has significant flood risk from multiple sources. Parts of Waterbeach near the River Cam are in Flood Zone 2 and Flood Zone 3. The Cambridgeshire Lodes - Bottisham Lode, Burwell Lode, Swaffham Bulbeck Lode, Reach Lode - drain through much of the district and much of the low-lying ground sits below the level of the water channels, kept dry only by Internal Drainage Board (IDB) pumping. New builds in flood-risk areas should have finished floor levels set above the design flood elevation, flood-resilient airbricks, and correctly specified SUDS drainage. Our inspectors check these specifications as part of every survey in at-risk CB25 locations.
Waterbeach offers significant infrastructure investment: a new primary school, 23-acre lake, new railway station approved (expected 2027, connecting to Cambridge in approximately 10-15 minutes), and a growing range of retail and community facilities. The planned 11,000 homes across both the Urban & Civic and RLW Estates sites makes this one of the most substantial new settlements in East England. As with any large-scale new build programme, the quality of individual plots varies. Our recommendation is to get a snagging survey on any Waterbeach purchase - the made ground conditions and complexity of the development make independent inspection particularly worthwhile here.
