BL3 sits above former coal workings, has Victorian solid-brick terraces, and two major new developments on active sites - get your new home inspected before defects become your problem

BL3 covers Farnworth, Great Lever, Little Lever, and Daubhill - areas where two of Greater Manchester's most active new-build sites are currently delivering homes. Taylor Wimpey's Lever Valley development on Stopes Road is bringing 131 homes to Little Lever, while Onward Living's Creams Mill scheme on the former mill site is delivering 255 homes including shared ownership and rent-to-buy properties.
Our inspectors have caught problems on new builds across BL3 and the wider Bolton area. In a typical inspection, we find between 50 and 200 defects - from cosmetic issues like paint coverage and grout inconsistencies through to serious structural concerns including poorly fitted windows, inadequate roof ventilation, and incomplete drainage connections.
A snagging survey gives you the documented evidence to hold your developer accountable under their NHBC Buildmark or Premier Guarantee warranty. Without an independent inspection, many defects go unreported until the builder's 2-year warranty period has expired. Book before you complete - or within days of getting your keys.

Taylor Wimpey's Lever Valley development on Stopes Road, Little Lever BL3 1NR is the most significant new-build site currently active in the postcode. The development will deliver 131 homes across 2, 3, and 4-bed configurations - from mews houses through to 4-bed detached properties priced between £344,995 and £444,995. Groundworks started in Spring 2025 with sales ongoing. Being on a former industrial site (the old Tarmac materials yard), the ground conditions here are worth noting.
On Hall Lane and the former Creams Mill site (BL3 1AH), Onward Living is delivering 255 homes as part of a wider regeneration including the partial restoration of the Manchester, Bolton and Bury Canal. The scheme launched in Autumn 2023 and includes affordable shared ownership homes. Canal-side and regeneration site builds carry a particular set of risks - drainage connections to watercourses, retaining walls, and remediated brownfield ground all warrant careful inspection.
Our inspectors have worked across all major housebuilder types in BL3 and the wider Greater Manchester area. Whether you are buying from Taylor Wimpey, Onward Living, or one of the smaller contractors active in Bolton, the inspection process is the same: a full external and internal check before or shortly after legal completion, with a written defect report you can hand directly to the developer.
Taylor Wimpey properties at Lever Valley come with a 10-year NHBC Buildmark warranty. This covers structural defects for years 3-10, but the first 2 years are the developer's responsibility - meaning Taylor Wimpey must fix any defect reported during this period. Getting a snagging survey before or at handover means you start that 2-year clock with a complete, documented list of everything that needs attention, rather than discovering problems progressively over months of occupation.
Much of BL3 sits above historically mined Carboniferous coalfields. By 1880, Little Lever alone had ten working pits. Abandoned room-and-pillar workings can cause differential ground settlement decades after mining ceased, leading to cracking, door and window distortion, and in serious cases structural movement. A Coal Authority Mining Search (CON29M) is standard for conveyancing in BL3 - but that search only tells you whether you are in a mining area. A snagging survey checks whether new-build construction has adequately accounted for ground conditions on-site, and flags any early signs of movement before you sign off on your new home.

New builds in BL3 share many of the defects our inspectors find across Greater Manchester: incomplete sealing around window frames, inconsistent mortar joints, missing or misaligned roof tiles, and drainage connections that have not been pressure-tested before handover. On brownfield regeneration sites like Creams Mill, we also look closely at ground floor slab level relative to adjoining land, and check whether any remediation works have been disturbed during construction.

Prices correct as of 2025. Homemove inspections carried out by qualified surveyors with written report included.

We aim to offer same-week availability across Bolton. Ideally book 1-2 weeks before your legal completion date - this gives the developer time to rectify defects before you move in. We can also inspect on the day of key handover if needed.
Our inspector conducts a thorough walk-through of your new home, checking all rooms, external areas, roof, drainage, and boundaries. The inspection takes 2-4 hours depending on property size.
Within 24-48 hours you receive a written report with photographs of every defect found, categorised by urgency. The report is formatted for direct submission to your developer's customer care team.
Hand the report to Taylor Wimpey, Onward Living, or your developer's site manager. Under NHBC Buildmark warranty rules they are obligated to address defects within reasonable timescales - typically within 30 days for non-urgent items.
The River Croal flows through Farnworth and Little Lever, placing some BL3 properties within recognised Flood Zones 2 and 3. BL3 also sits within the Upper River Irwell catchment flood alert area (reference 013WAFUI), which the Environment Agency has explicitly named Farnworth and Little Lever as affected locations. While new-build developers are required to demonstrate compliance with NPPF flood risk policy for planning approval, our inspectors check that ground floor levels, airbrick positions, and any flood resilience measures specified in planning conditions have been correctly installed.
Snagging surveys in BL3 start from £295 for a 2-bed new build through to £450+ for larger 4-bed detached properties. Prices are fixed based on property size and include the full inspection and written defect report. The Lever Valley and Creams Mill developments in BL3 are both priced at the standard Greater Manchester rate.
The ideal time is 1-2 weeks before your legal completion date, while the developer still has time to carry out rectification work before you move in. If you have already moved in, you can still commission a snagging survey - defects discovered within the 2-year builder warranty period are still the developer's responsibility. We cover all active phases at both Lever Valley (Stopes Road, BL3 1NR) and Creams Mill (Hall Lane, BL3 1AH).
A typical 3-bed new build takes 2-3 hours. A 4-bed detached property takes 3-4 hours. Our inspectors check every room, the roof space, all external elevations, the garage, drainage gulleys, boundary fencing, and driveway. For properties on regeneration sites like Creams Mill, we allow additional time to check ground-floor construction details and any canal-side elements.
Yes. BL3 sits above historically worked Carboniferous coalfields - Little Lever alone had ten active pits by 1880. Housebuilders developing in mining areas must carry out ground investigation surveys and, where necessary, undertake remediation. Our inspectors check for early signs of differential settlement including misaligned door frames, cracking at wall-ceiling junctions, and uneven floor levels. If your developer has not provided a site investigation report on request, this is itself a red flag worth raising.
The NHBC inspector works for the warranty provider, not for you. Their inspections are carried out at key build stages and focus on structural compliance with NHBC standards - they are not checking every cosmetic finish. Our inspectors work solely in your interest, checking the complete list of defects you are entitled to have rectified before the builder's 2-year defect period ends. On average, we find 50-200 defects that the developer's own inspection has not flagged.
Properties in Farnworth and Little Lever near the River Croal are within EA-designated flood risk zones. Planning conditions for new builds in these areas typically specify minimum finished floor levels and flood resilience measures. Our inspectors verify that airbricks are at the correct height, that floor levels match the planning condition, and that any flood-resilient materials specified in the planning documents have been used. If your developer cannot produce the flood risk assessment on request, that is also worth escalating.
Absolutely. Many buyers do not commission a snagging survey until they have been living in the property for a few weeks and have started noticing problems. You have 2 years from legal completion to report defects under the NHBC Buildmark scheme. Our report provides the written evidence you need to hold the developer accountable. We recommend inspecting as early as possible in that 2-year window, while the developer's site team is still active.
All BL3 sectors are covered: BL3 1 (Little Lever, Creams Mill, Lever Valley), BL3 2 (Great Lever, Daubhill), BL3 3 (Farnworth), BL3 4 (Farnworth, Kearsley), and BL3 5. Our inspectors are based across Greater Manchester and typically offer inspection dates within the same week of booking.
