The River Ribble flows through the heart of BB7, with Environment Agency flood warning areas covering parts of Clitheroe including the Riverside Estate at Low Moor (EA target area 012FWFL9A). BB7 is not just new build territory. Clitheroe and the surrounding villages - Whalley, Downham, Chatburn, Waddington - are built predominantly from Millstone Grit, a coarse Carboniferous sandstone that has been quarried from the Pennines for centuries. It gives the area its distinctive character, but it presents real challenges that a snagging survey can identify.
Millstone Grit has a porosity of up to 23%, making it susceptible to penetrating damp on exposed northwest-facing elevations in Lancashire's high-rainfall climate. In older properties, lime mortar erodes naturally over decades. The problem comes when it is repointed with modern cement, which is harder than the stone: moisture gets trapped behind the pointing, accelerating frost damage and spalling.
Local surveyors also flag subsidence as a specific risk in parts of Clitheroe where old field drains or historic mining activity has affected ground conditions. However, our inspectors do check drainage installations, external ground levels relative to internal floors, and the installation of any flood mitigation measures that form part of the build specification. Properties in Clitheroe's Riverside Estate area or near the River Calder in Whalley that fall within the EA's mapped flood warning zones should also obtain a specialist flood risk assessment through their solicitor or an independent flood consultant.
A snagging survey is designed specifically for new build properties and works through a standard checklist of defects against the build specification. It's the right product for any property built within the last 10 years. For older Clitheroe, Whalley or Ribble Valley properties - particularly those built from millstone grit - a full RICS Level 3 Building Survey is more appropriate.
