Protect your investment in one of Aberdeen's most sought-after new build locations

AB14 covers Peterculter and the western fringe of Milltimber, eight miles southwest of Aberdeen city centre along the River Dee. The area is one of Aberdeen's most desirable residential locations, and developers have responded with a wave of high-value new builds. Bancon Homes' Valley View development offers four and five-bedroom detached homes from £440,000, while Snowdrop Developments has plots from £895,000 on Culter House Road. At these prices, a snagging survey is not optional - and in our experience inspecting new builds in this area, even premium-specification homes come with defects that need addressing before the builder warranty clock runs down. We have documented blown window seals on north-east facing elevations, underfloor heating zones left uncommissioned, and external drainage that slopes back toward the property rather than away from it. A luxury price tag does not mean defect-free construction.
The Home Builders Federation reported in March 2025 that 93.7% of new build buyers found defects after moving in. BuildScan's data puts the average at 157 snags per property. A professional inspection before you complete - or within days of getting your keys - gives you a documented list your developer must address under their warranty obligations.

The opening of the Aberdeen Western Peripheral Route (AWPR) transformed the Peterculter and Milltimber corridor. With Aberdeen city centre just six miles east and the bypass providing fast links north and south, developers have been drawn to build premium family homes here. Several schemes are active or recently completed:
Every one of these developments should be professionally snagged before you accept your keys. The scale and complexity of detached family homes - the dominant property type across AB14 - means there are more surfaces, systems, and fittings to check than in a typical city flat. Scottish building regulations under the Building (Scotland) Act 2003 set the construction standards these homes must meet, alongside NHBC's own guidelines. Our inspectors are trained across both frameworks, and non-compliance with either can support a warranty claim.
When we carry out a snagging survey on an AB14 new build, we work to NHBC construction standards and Scottish building regulations. For the larger detached homes typical of Peterculter and Milltimber, our inspector typically spends 3-5 hours on site with thermal imaging equipment and moisture meters. Every element is checked and rated:

Peterculter sits along the River Dee and Culter Burn, both of which have a documented flooding history. During Storm Babet in 2023, homes in Peterculter were evacuated after the Culter Burn burst its banks. Storm Frank in 2015 caused similar damage with over 100mm of rainfall overwhelming local drainage. Your snagging inspector should pay particular attention to external ground levels, surface water drainage, and any flood resilience measures the developer has installed. If your property sits near the floodplain, ask whether flood doors or non-return valves have been fitted.

Share your postcode, property type, and number of bedrooms. Tell us whether you have already completed the purchase or are approaching your completion date - we can work to either timeline.
We price based on your property's size and type. For the larger detached homes common in AB14, we account for the extra inspection time needed. No hidden costs - the price covers the full survey and report.
Our qualified snagging inspector attends your AB14 home with thermal imaging equipment and moisture meters. For a four-bedroom detached property, allow 3-4 hours for a thorough inspection.
Your detailed snagging report lists every issue found, with photographs, room locations, and severity ratings. Send this directly to your developer as your formal notice under the NHBC warranty.
Your developer works through the snag list. A follow-up re-inspection (typically £125-£200) confirms everything has been resolved to standard. Particularly worthwhile for high-value AB14 properties.
AB14's Strawberry Grange is Aberdeen's first self-build housing development, offering 19 plots on Culter House Road near the AWPR junction. Self-build projects present a different snagging challenge to volume housebuilder homes.
With a self-build, you manage the construction process and hire your own contractors. There is no single developer to fall back on if defects appear later. A professional snagging survey at key stages - after first fix, after second fix, and before final sign-off - protects you by catching problems while the responsible tradesperson is still on site and can be recalled to fix them.
Self-build properties also require sign-off from Aberdeen City Council's building standards team. Your snagging report provides independent evidence that work meets the required standard, which can support your completion certificate application.
Most volume housebuilders in AB14 - including Bancon Homes and AJC Homes - provide NHBC Buildmark warranties covering approximately 70-80% of UK new homes. The warranty works in two phases:
Your snagging report serves as timestamped evidence of defects present at handover. For a property costing £440,000 or more, this documentation is essential if you need to escalate a dispute. The New Homes Ombudsman has upheld over 70% of formal complaints, with binding remediation orders of up to £75,000.

For a standard three-bedroom home in AB14, expect to pay from £350. Four-bedroom detached properties typically cost £420-£500, and five-bedroom homes from £550. For the luxury builds on Culter House Road priced above £800,000, specialist surveys from £800 provide the detail these properties warrant. Scottish providers like SGSnagging (from £220 for smaller properties), Snag My House (Aberdeen-based), and Best Snag Scotland all cover the AB14 postcode.
Book as close to completion as possible. If your developer allows pre-completion access, arrange the survey for the week before you exchange. If not, book for the first day or two after receiving your keys. NHBC warranties require cosmetic defects to be reported within seven days of completion. For Bancon Homes and AJC Homes properties in AB14, ask your sales team about pre-completion inspection access during the reservation process.
A four-bedroom detached home in AB14 typically takes 3-4 hours to inspect thoroughly. Five-bedroom properties or those with complex layouts, large gardens, or outbuildings may need 4-5 hours. Our inspector checks every room, the loft space, all external elevations, the garage, driveway, drainage, and garden areas. Larger properties have more surfaces, systems, and fittings to check.
Yes. Valley View properties start from £440,000, making them a substantial purchase. A snagging survey costing £420-£550 represents roughly 0.1% of your property value and typically identifies 150 or more defects. Even well-regarded developers produce homes with paint imperfections, window seal gaps, plumbing issues, and insulation deficiencies. The survey gives you a complete documented list to hand to Bancon Homes during the warranty period.
Completely different. A Home Report is a legal requirement when selling an existing property in Scotland and includes a condition report, energy assessment, and valuation. You do not need a Home Report when buying a new build. A snagging survey is specifically designed for new construction - it checks workmanship against building standards and identifies defects your builder is responsible for fixing under warranty.
Self-build projects benefit enormously from snagging inspections at multiple stages. Unlike buying from a volume housebuilder, there is no single warranty provider standing behind the work. We recommend surveys after first fix (plumbing and electrics roughed in), after second fix (fittings installed), and before final sign-off. Each survey catches defects while the relevant trade contractor is still available to rectify them.
Nationally, paint and plaster issues appear in 78% of inspected new builds, window and door fitting problems in 64%, and plumbing defects in 51%. In the AB14 area specifically, the valley-side location and north-easterly exposure mean that external render on exposed elevations is prone to early crazing, and garden grading that slopes toward the property rather than away from it is a recurring finding we flag for developer attention. Properties near the Culter Burn also need proper surface water management given the area's documented flood history.
Under the NHBC Buildmark warranty, builders must repair any defects that breach construction standards during the first two years. Most developers respond well to a professional report because it provides clear, photographic evidence. If your builder is slow to act, you can escalate through NHBC directly. The New Homes Ombudsman has upheld over 70% of complaints with binding orders. For properties above £440,000, builders generally want to maintain their reputation in the local market.
