A Level 2 Homebuyer survey exists for a reason. A basic mortgage valuation is not designed to give a full picture of the property’s condition or future maintenance costs, so gaps can be left behind. That can mean repair bills turning up later, which is never welcome. Buying a home is a major financial commitment, so the more information you have about the property, the better. If significant defects are found, the survey can act as an investment with a very real return during negotiations.
Compared with a valuation report, a RICS Level 2 Survey gives far more detail because it is compiled by a surveyor after an in-person inspection. The advice is there to help you decide whether to carry on with the purchase, taking into account repairs, replacements and any further steps you may want to consider before you finalise it.
The RICS Level 2 Survey suits standard properties that have not had extensive alterations or extensions, are in decent condition, and were built within the last 130 years.
Finding defects that need expensive repairs can be unsettling, but it does not automatically mean the purchase should be ruled out. One route is renegotiation, using the report to ask the seller for a lower price that reflects the repair cost. With a reduced purchase price, you may have more money left to bring in someone of your choosing to deal with the work.
For a Level 2 Home Survey from a RICS surveyor, expect to pay between £395 and £1,250, depending on the property price and the number of bedrooms it has. Larger homes take longer to inspect and call for more research into comparable property sales, so the final survey cost can change.
