**Holding Deposit:**
A holding deposit equivalent to one week's rent is required to secure the property. Applicants will have five working days to provide necessary information to our referencing partner for assessment. Upon successful application, the holding deposit will either be refunded or applied towards the first month's rent, in accordance with the Tenant Fees Act 2019.

The holding deposit may be retained if:

**Utilities:**
Tenants are responsible for all utility payments and outgoings, including gas, electricity, water, council tax, TV licence, and communication services.

**Pets:**
Pets may be considered subject to landlord approval. Where permitted, the rent will increase by 5% above the advertised amount.

**Client Money Protection:**

**Amendments to the Tenancy Agreement:**
