Lon Yr Orsaf is just a few minutes walk from Molds vibrant town centre, Tesco's is just a stones throw away, literally, but please don't try this! You have everything right on your doorstep, school, shops, restaurants, takeaways, you name it and it's there.

So for convenience, this is a great home.....and combine that with style and price, then your box ticking days are over, this house has it all.

As we walk down the path towards the front door, with grass one side and a large assortment of conifers the other, we arrive at the front door. Step through this and you're in the handy entrance hallway.

Unlike most houses in this price bracket, you normally step into the living room from the front door, but not here, you here you have a separate hallway. Ideal place for wet shoes, coats and umbrellas so you're not traipsing it all into your lounge, there's even a generous storage cupboard for you to hide it all away too. A staircase leads to the first floor (obviously) and a door opens to the lounge.

There's space in here for one of those large corner sofas that seem so en-vogue today, and room still for further items of furniture, as well as space for a massive TV to hang. A large window looks out over your front garden and lets plenty of light flow in, and the light grey wood effect flooring keeps it fresh and bright too.

Just an idea, but you could always take the entrance hall out and open the room up, this would offer you a bit more usable space. If you wanted to splash out a little, you could build a larger entrance porch to hide all the stuff we use but don't want on show, but it all depends on how you want to live, as this current set up works perfectly.

From the lounge, we head out back to the spacious kitchen / dining room, where the light flooring continues. A stylish kitchen greets us with work surfaces running along three walls, great for food preparation or a place to open takeaways. It's also a handy place to house all of the 21st Century gadgets that we've become so reliant on today. Voids underneath provide a home for your washing machine and dishwasher, with a large space able to swallow one of those large American Fridge Freezers. A window sits above the sink, allowing this room to stay nice and bright.

Still inside the kitchen, we come to the open plan dining area located at the other end. Here you can house a table and chairs comfortably, so if you like entertaining or want to have a sensible sit down meal with your family, then this is the place to do it. A set of patio doors again lets the light flood in, but also open to the very useful sunroom.

This is a space for whatever you feel your missing inside the main home. It can be an extra room for the TV, games room, hobby room or just simply a place to sit, admire your tranquil garden whilst you unwind after a hard days graft.

Stepping outside into the garden, you'll be amazed at just how private it is out here, considering your central location. A large fence sets the boundary, while a large patio area creates a place for your BBQ and outdoor seating. Crushed slate beds run around the perimeter and down the side of the home, forming a low maintenance garden, which offers a Zen like feel, it's the kind of garden crying out for a good Yoga session.....or heavy BBQ with after party.....you decide!

The garden area also has a secret covered space, that's hidden behind some very clever camouflage. Attached to the house is a wooden structure with decking on the floor, where you can conceal a hot tub, or other items of choice.....but if you were considering the party option, this is where it will probably end up - although you'll have to provide your own hot tub, as this one will probably not be staying!

Moving upstairs and we come to the landing. Doors open to all of the bedrooms, the family bathroom and a large and very handy storage cupboard above the staircase.

The main bedroom is obviously the largest room, there's a large void for a built in wardrobe and space for a decent sized double bed and other accompanying furniture. A large window lets the light flow in while offering views over the rear garden.

The second bedroom again can take a double bed in with an assortment of other items, and comes with a stylish dado rail and a rather fetching two tone colour scheme. This time, the window looks out over the front aspect whilst keeping the room light and fresh.

The smallest bedroom is larger than your average third bedroom, and is capable of taking a single bed comfortably, with other pieces of assorted bedroom furniture. Here you can look out over the rear aspect from your window, where you get uninterrupted views of the sky at night, if you're laying down and looking up.

Finally we come to the family bathroom. In here we have a contemporary bathroom suite, consisting of a panelled bath with shower attachment and overhead rainforest shower with folding glass screen shower door, for the best of both worlds! There's a pedestal wash hand basin with chrome taps, the obligatory toilet and of course a frosted window to let the light in but keep prying eyes out.....not that it's that kind of area, before you start!!
