About this property

A recently refurbished 1930s home with c.1,130sqft of space, a c.100ft garden and a driveway for two, located on the edge of Higham Ferrers, in a great spot for a family, right by The Ferrers School.

The Property
52 The Hedges was built in the 1930s and has been refurbished over recent years since the current owners bought it in 2017. New owners will benefit from not only their efforts and investment, but also the very high standards they’ve kept the home to.

Updates to the property cover cosmetic improvements such as quality tiled flooring, oak internal doors and redecoration, as well as improvements to comfort levels and energy efficiency via a Nest system, underfloor heating, a log burner and new windows and external doors. That 1930s feel is still there though, especially in the lounge, which features a bow window, arched alcoves, a panelled door and a ceiling rose.

The open-plan space was created in 2021, uniting the kitchen and dining room and connecting up the outbuilding, now a flexible utility room with a handy cloakroom. The utility is multi-use, currently a dog domain and with lots of room to dry washing, but with an office area before and with potential for a snug/garden room.

The kitchen/dining room is the heart of the home and a superb hub for entertaining. It’s stylish, bright from double doors onto the garden, and has everything you need – plus bonuses such as a boiling water tap at the Blanco sink. Integrated appliances include a gas hob, a double oven, a dishwasher and a slimline wine cooler. There’s a gap for a fridge/freezer, while the utility has provision for further appliances. Cabinetry in both the kitchen and utility is a sleek navy design, topped with quartz surfacing, providing ample storage for all your supplies.

There’s generous storage elsewhere throughout the home, including full-height cupboards by the front door, a cupboard under the stairs, a deep airing cupboard on the landing, a built-in wardrobe cupboard in each bedroom, and fitted office furniture in bedroom three. For seasonal and bulky items, the loft is part-boarded, with a ladder to make it more accessible. (The owners were previously granted planning permission to extend the accommodation at the rear and to convert the loft into bedrooms.)

All three bedrooms are big doubles. Having three big double bedrooms isn’t all that common, so this is a real advantage for families with older children who need more space. They also have two windows each, drawing in extra natural light.

Lastly is the family bathroom, refitted in 2022. Comforts and conveniences include side bath taps so you don’t hit your head, underfloor heating for warm feet, and a separate control to get the shower running without getting wet while it heats up.

The Plot
The plot here is fantastic, with a beautiful c.100ft garden at the back. This has a bit of everything: planting for the green-fingered, patio for seating, lawn for little ones, a raised deck for al fresco dining, and areas ideal for a hot tub, sheds and a summerhouse. There are various sockets for plugging in heaters, speakers, etc., and outdoor lighting allows for enjoying this oasis late into the evening. There’s even power at the far end, if you wanted to add a garden room.

To the front is a driveway for two cars, with more parking available on the road. A gated shared passageway lets you easily bring bikes through to the garden.

The Position
The Hedges sits on the edge of Higham Ferrers, a lovely little market town with a range of local amenities. Within a 10–15-minute walk are all the essentials: cafés, pubs and takeaways, a doctors’ surgery, dentists and a vets, as well as parks, sports facilities and family activities.

On the doorstep of no.52 are footpaths leading to an open green one way – great for a quick dog walk – and The Ferrers School the other – making the school run a breeze. This path continues alongside the school field to Liberty Way, beyond which are open fields for miles. On the other side of town are the River Nene, lakes and a nature reserve, with Irthlingborough Lakes and Stanwick Lakes only a little further away.

Within a 5-minute drive of the address is Rushden Lakes, a retail destination with a wide choice of restaurants and entertainment. Wellingborough is a 15-minute drive away, and this has a station for commuter services into London St Pancras in as little as 42 minutes.
