The Green, Hilton, PE28 9NB
PROPERTY SUMMARY
Oak Tree Farm is an individual and impressive Grade II listed Norfolk reed thatched residence found in the heart of Hilton offering accommodation totalling over 5000 square foot. Overlooking the 27 acre common of 'the green' the location offers a rural village feel in this well-connected village. The main residence, sections of which date back to the late 15th century, offers a rarely available mix of character and contemporary features. Arranged over two floors, the house itself offers four bedrooms the main bedroom benefitting from a dressing room, family bathroom and study as one private main suite at the south wing of the house, and one guest bedroom with en-suite and built in wardrobes at the west wing on the first floor Downstairs, there are three generous reception spaces, a refitted shower room with a historically important door, a pantry, a utility room and a refitted kitchen breakfast room which truly forms the heart of the home. Surrounded by a recently refitted kitchen, there is an original lathe and plaster bread oven concealed within the inglenook fireplace, perfectly exemplifying how seamlessly this property mixes the old with new. In addition to this living space, the accommodation continues with two further outbuildings. The annexe cottage provides a further bedroom and en-suite shower room, a living room / study, a store room and a garage whilst retaining the character feel of the house with a mix of thatch and original pan tile roof. The second outbuilding is the pool house, constructed in the 1980's but sympathetically designed to respect the buildings that surround it. The pool house offers quadruple garaging, a workshop, a thermally controlled wine store with a recently replaced climate control system, a games room, a wet room and separate toilet whilst the entire first floor is currently utilised as a gym / office. The house sits centrally in a plot of just under 0.7 of an acre, largely presented as formal garden with well-stocked beds and borders. There is a heated outdoor swimming pool, serviced by an air source heat pump as well as a pleasant outside dining area with timber pergola with tiled roof housing a jacuzzi seating six people comfortably. To the front of the plot there is a full sized, flood lit tennis court as well as a gated entrance leading to courtyard parking for numerous vehicles. This property truly is unique and must be viewed to be appreciated. Viewings can be organised by contacting our St Ives office.
IMPROVEMENTS UNDERTAKEN
The property has undergone extensive improvements in the past few years. Most notably, the kitchen has been replaced in the last three years on a like-for-like, materials to match basis. The cabinetry has all been replaced in a contemporary solid wood design sympathetic to the age of the building but providing a contemporary space suitable for a family. There are integrated appliances throughout including a fridge, a new electric AGA, microwave oven, a bean-to-cup coffee machine, electric hob and 'Quooker' tap that dispenses boiling, chilled and sparkling water. The utility room and pantry have also been updated in the same style to offer consistency throughout. Throughout the property, the bathrooms have also been refitted in traditional, quality fittings in keeping with the style of the home. Underfloor heating can be found in the en-suite bathroom and both the consumer unit and the electrics have had extensive updating during the current owners occupation. There is a heated pool and also a 'pod' in the garden, originally showcased at the Chelsea flower show which offers outdoor dining in all weathers. Most recently, bedroom 5 has been modified to be used as a walk-in dressing room for the master bedroom. This space has been fitted with custom contemporary cabinetry and gives this room a feeling a grandeur that a master bedroom in this house deserves.
HISTORICAL IMPORTANCE
Dating back to the late 15th century in places, the property is full of character features. The left hand side of the ground floor of the property was believed to have been a pub called 'The Red Cow' and original carvings can be seen in the timbers that surround this room. There are inglenook fireplaces in the Lounge and the Kitchen with an original lathe and plaster bread oven concealed within. Much of the ground floor benefits from original flag stone flooring and the kitchen has a rare timber ceiling above. Accessing the downstairs shower room, there is a solid wood door believed to have originated from a prison. The carvings made by the prisoners can still be seen if inspected closely. Upstairs, the property has plenty of exposed beams and in both the family bathroom and bedroom 4, the ceilings have been vaulted exposing the timbers yet further. The triple aspect guest suite benefits from a small balcony that offers a view over the entire rear garden the privacy that the plot offers. There is a well in the garden as well as many historic roses believed to have dated from the houses origin.
