Conduit Road, Stamford, PE9 1QL
What the owner told us…
We created this home for our family as it grew. We wanted somewhere that felt sociable and connected, but where everyone could still have their own space and privacy. It has been a brilliant home for entertaining, for family life, and for having guests to stay comfortably.
We love that it feels like a private hideaway, even though it’s right in the heart of Stamford. Once you’re on the driveway, it feels completely separate from the town around you.
The kitchen, living space and garden have always been the wow moments for us. In the summer, with the doors open and the garden in full bloom, it feels more like being at a high end villa than a house in town.
Our Thoughts…
There are some homes that surprise you from the moment you arrive, and Hazelgrove is absolutely one of them.
Set just off Conduit Road, right in the heart of Stamford, this is the kind of property you could easily drive past without realising quite what is tucked away behind it. And that is part of the magic. From the outside, you know you are in a central, well connected part of town, close to schools, the tennis club, the station and everything Stamford is loved for. But the moment you pull onto the driveway, the mood changes completely. It feels calm. Private. Secluded. Almost like its own little world.
That contrast is what makes this home so special.
The current owners bought the property in 2010 and have since created a substantial, modern family home designed around the way people actually live. They extended, opened up the layout, and completed a full attic conversion with a new roof in 2013, adding two further bedrooms with en suites, walk in wardrobes and a large storage room. The result is a six bedroom detached home where every bedroom has its own en suite, and no room feels like an afterthought.
The house was designed for a growing family who wanted space to come together, space to entertain, and space for everyone to step away when they needed quiet. You feel that in the layout. It is sociable without being overwhelming, impressive without feeling cold, and generous without becoming unmanageable.
Step inside and the entrance immediately gives you a sense of scale. The main staircase curves up to the first floor, with a double height window drawing light into the heart of the home. It is a beautiful feature, but it also sets the tone for what follows, because light is one of the defining features here. Dual aspect windows, balconies, large glazed doors and open sightlines all help the house feel bright, airy and connected.
The main living space is where the home really comes alive. The kitchen, dining and living area is the showpiece, and honestly, it is the kind of space people will still be talking about after the viewing. It is big, bright and beautifully finished, with room to cook, gather, relax and host without anyone feeling pushed into the corner. The large glass doors open directly onto the garden, so in warmer months the whole back of the house feels like one flowing indoor outdoor living space.
The kitchen is sleek and practical, with a pantry close by, built in appliances including ovens, microwave, hob, extractor, dishwasher and hot water tap, and enough space for everyday family life as well as proper entertaining. There is also a separate laundry room with built in units and an airing cupboard, which is exactly the kind of behind the scenes space that makes a house of this size work properly.
And then there is the garden.
This is not just a lawn and a patio. It has been extensively designed into different zones, each with its own feel and purpose. There is a large lawn, a sunken patio seating area, a covered dining and barbecue area, and a swimming pool that gives the whole garden a real Mediterranean, high end villa feel. It is beautifully put together, and when the planting is in full bloom, it softens the boundaries and gives the space a much stronger sense of privacy.
Parts of the garden are overlooked from a neighbouring property, which is worth being open about, but the design and planting do a great job of making the space feel enclosed and relaxed, particularly in the warmer months. There is also garden lighting across the different zones, so this is a garden that continues to work into the evening. You can imagine summer dinners outside, drinks by the pool, children playing on the lawn, and quieter moments tucked away in one of the seating areas.
The swimming pool has not been in use for the past couple of seasons, and AI enhanced images have been provided to help show how it could look when brought back into use. It is a major lifestyle feature that really adds to this unique home.
Back inside, the first floor continues the feeling of space and calm. Bedrooms one to five all have built in wardrobes, with bedrooms two and three benefitting from walk in wardrobes. Each en suite has a bath, separate shower, washbasin with vanity and WC, which is incredibly rare and makes the home feel almost hotel like in the best possible way. Whether you have teenagers, regular guests, older children returning home, or family staying for weekends, everyone gets proper comfort and privacy.
The second floor is reached by a striking cantilevered staircase with floating treads, built with steel inside them. It leads to the attic conversion, where two further bedrooms sit alongside en suites, walk in wardrobes and a large storage room. It is ideal for guests, older children, or anyone who wants a little more separation from the main family space.
Bedroom six, currently used as a study, sits on the ground floor and gives the home even more flexibility. It could work beautifully as a guest bedroom, home office, or private space for someone who needs ground floor accommodation. There is also a ground floor WC, a pantry, the separate laundry room, excellent storage throughout, and plenty of practical space, which means there is still more to discover when you view.
Outside the main garden, part of the grounds sits to the side of the property behind gates and is currently used as a working area. There is driveway parking for multiple vehicles, further parking behind the gated area, and a double garage with electric doors. Access to the driveway is via Northfields Court.
This home has clearly been loved, used and designed around family life. The current owners are now downsizing locally as their children have grown, which feels like the right next chapter for them and the perfect opening for someone else.
Hazelgrove is a rare thing, a large, modern, private, six bedroom home with a resort style garden, generous parking, a double garage and genuine wow factor, all in one of Stamford’s most convenient locations.
It does not feel like a typical town house. It feels like a private escape hiding in plain sight.
