This home is large and realistically priced to sell fast, recently refurbished, on the centre of Mold doorstep where there is everything to hand, so hand if you can't drive! If you need rooms and have a limited budget, this is one opportunity you can't afford to miss.

The attraction of Mold as a residential destination continues to grow exponentially, and from frequent sightings of Holywood legend Michael Sheen during his term at Theatre Clwyd, to the ever more popular monthly artisan market maintaining an interest in the town, its appeal becomes ever more obvious.

For those able to afford to spend lavishly on their home, it offers plentiful choices, but for those unable to be so lavish, is there anywhere for them? Thankfully, yes, and here we have one such home.

Here, one half of a historic town centre building has been beautifully converted into this spacious home. It retains a charm and slight quirkiness of its own, while offering all the space you could realistically need, and in an enviable location. Impossible? Oh ye doubters, read on.

Situated on New Street and thus virtually in the middle of the action, this fabulous family home is accessed by a 'front' door that is set into the side elevation along a short private pathway.

If I were to point out the one negative, then it's the no off road parking, but there is a car park a few hundred yards away. Then, if you bear in mind the closeness of the high street and all of the various supermarkets, along with the current cost of petrol, then this is perhaps not the disadvantage it may initially seem.

Stepping through the front door we enter an inner hall where the turned staircase rises in front of us. Beside this is the ever useful 'cupboard under the stairs' providing somewhere for all the coats, shoes and assorted junk that every home accumulates, but still needs to go somewhere.

A door to the right of the stairs opens into the lounge or bedroom five if you really needed one more! This is a bright and cheerful space with a focal point in the shape of a raw brick fireplace. This is currently not in use but I would be surprised if it were not possible to reinstate an open fire of log burner if desired.

Crossing the hall we find the dining room, which if I am honest, is easily big enough to make a dual purpose dining/living room, according to the particular needs of your family. But, however you choose to configure its space, should never be an issue and this adds a layer of flexibility to the home, leaving you able to make it into whatever you wish.

A door at the far side of the dining room takes us into the newly refurbished kitchen, where brand new units line the walls, complemented by matching overhead wall cupboards. The floor is covered with highly practical, attractive and most importantly believable wood patterned vinyl exuding an aura of real class. There is plumbing for an automatic washing machine and a brand new ceramic hob and matching fan oven and the whole room is flooded with light from the massive side facing window.

Outside the white UPVC semi glazed back door is a fully enclosed rear yard with a small area of grass and plants to add colour, and a doorway through onto the path leading along the side of the home and past the front door.

From the kitchen there is another staircase leading up to a 'T' junction, where to our left is the door into the family bathroom.

Like the kitchen beneath it, this has been fully refurbished and floored in a similarly patterned vinyl covering. The walls are lined in fashionable and practical vinyl sheeting, while the suite consists of a unitary hand basin mounted atop a storage unit, lavatory and traditional bath, fitted with glass side screens preventing accidental overspill from the twin headed rain shower above. In the corner of the room sits a large airing cupboard which houses the very new looking Worcester combi boiler and while I have no way of dating this, it seems reasonable to assume it was replaced at the same time of the other extensive refurbishments and is thus virtually unused.

Passing the head of the stairs reveals to first of the bedrooms, or office space or games room. This is a large room mirroring the dining room beneath and thus provides all the space you could need unless you are a particularly avid collector of antiques...

From here we emerge onto the main landing at the top of the stairs leading down to the entrance hall, and beyond here is the second bedroom. This is a mirror image of the main lounge and overlooks the road at the front of the home, which is really the side... it makes sense when you see it, honest.

From this landing the home springs its surprise on you, as another flight of stairs takes us up a floor to the remaining bedrooms.

Set right up in the eaves, these have ceilings that follow the lines of the roof, giving very much a gingerbread cottage feeling to them. They are not however, as small as you would expect in a witches woodland home. Each bedroom offers the comfortable proportions required for a spacious double room, while also leaving enough space for additional free standing furniture, though the rearmost one has the extra benefit of a small fitted cupboard.
