About this property

No. 30 Chestnut Way is a handsome family home, home, built in the 1990's when houses had generous room sizes and decent gardens. This gem of a house, quietly tucked away off Chestnut Way, is approached via a small discreet road, surrounded by a pretty front lawn, mature tree and and shrubs. The views from this house are wonderful.

The ground floor is oh so generous and the rooms are all connected. With a large kitchen (14'9 x 10'6) with a space for a table of large island, a handy dining room (10'6 x 9'2), and a really excellent sized comfortable sitting room (15'9 x 13'1). I really like the shape of this room, really square and roomy and a welcoming hallway and handy downstairs cloakroom and coat cupboard.

Just off the hallway you will find a family sized, south facing kitchen with sunny views over the pretty garden and beyond. There is an impressive array of cream coloured base and wall mounted units, granite work tops, range cooker with a 7 ring gas hob, space for freestanding American style fridge freezer, space for a full size dishwasher, stainless steel sink, mixer tap, integrated microwave, smart wall and floor tiles plus a generous amount of space for a breakfast table and chairs.

A rear, half-glazed stable door from the kitchen leads out to the terrace and lawned garden. With a south facing perspective both the kitchen and garden enjoy the sunshine all day long.

A stylish sitting room with an inset log burner and plenty of space for large, comfortable furniture looks over the front garden. It then leads to a dining area and into the conservatory. You certainly wont feel cramped here!

The dining area is also connected to the kitchen so could equally be used as a family or breakfast room, home office or snug.

Head upstairs to a bright landing leading to four bedrooms. The main double bedroom (12'10 x 8'10) overlooks the front garden and is generous in size; it has a wall of fitted wardrobes plus a recently updated en suite shower room.

Bedroom 2 (10'6 x 8'2) is also an excellent double with space for a free-standing wardrobe. Not only does it look over the rear garden but it has sweeping views across open farmland from the rear window.

Bedroom 3 (11'2 x 7'3) is a good double bedroom with a pair of fitted wardrobes and glorious views over the rear garden and the scenic farmland.

Bedroom 4 (10'2 x 6'5) is a single bedroom that would also make an ideal home office.

The family bathroom is a good size, half-tiled with a white suite including a shower over the bath, loo, hand basin, corner cupboard and a practical non-slip vinyl floor.

The house is double glazed throughout, a new combination boiler was installed in 2021, the loft (hatch above the landing) is fully insulated, boarded with plenty of standing room and a light.

OUTSIDE

The pretty garden is a south facing sun trap and a garden lover's paradise with a wisteria adorning the rear wall. There are four fruit trees including two apple, a plum and a pear. There is a wide range of plants, tumbling roses, peony, magnolia and gingko plus a raised vegetable patch. The grass lawn is manageable, level and easy to maintain.

A single garage (17'4 x 8'6) includes light and power providing excellent storage with room to have a work bench and store tools or you could convert the far end to a separate utility area with minimum effort.

In front of the garage is private parking for two cars and an electric charging point.

There is also a convenient visitor parking bay outside the house plus plenty of on-street parking near by.

This house really has a wonderful feel to me and I would be very happy to move in here and enjoy life. We look forward to showing you around.

LOCATION

Bromyard is one of my favourite small towns. I spent a number of years happily living here recently.

With a population of nearly 5,000 it is situated in the valley of the River Frome and lies near the county border with Worcestershire. It is like going back in time to the 1950's! Unspoilt, with a generous number of pubs, a popular bakery, local independent shops and cafes, a theatre, leisure centre, two primary schools and a High school plus Legges - a sensational delicatessen selling meats, cheese, wine etc and local produce that is second to none.

Bromyard has a real community feel with some of the nicest, down to earth folk I have had the pleasure of meeting.

You are a 9 minute drive from Michelin star restaurant Pensons at the Netherwood Estate. Always good to have a first class place to eat on those special occasions.

Just 12 miles to Malvern, 15 miles to Worcester and 14 miles to Hereford. Great walks in any direction. Perfect for dog walkers and cyclists. There is the National Trust Brockhampton Estate just up the hill which features a beautiful medieval house to look around and wonderful walks. Live and Let Live is a picturesque and very popular pub a few miles down the road to Worcester.

Known as the Town of Festivals including the Folk, Scarecrow, Marmalade and Speed Festivals which are held yearly along with Nostock - a music festival held a few miles out of town for 4 days.

I brought my son up here for over three years and he adores the area to this day. Hereford Sixth Form is on the bus route and is a highly recommended place to study for ones' A-levels.
