How we compare estate agents

Every figure on our town and county pages comes from the homes agents listed and sold. Here's how each one is worked out.

The method

Where the numbers come from

  • Listings, matched to each office. Every home an agent puts on the market, in home.co.uk’s own listing tracking, is matched to the branch that listed it. The lists and figures are rebuilt every week.
  • Sales agreed, not completions. A sale counts on the day the home first went sold subject to contract. Completion comes later, once the legal work is done, so time to sell runs from listing to sale agreed.
  • High-street offices only. Online agents that sell across the country from one office aren't listed, to keep these lists focused on local high-street agents. Nor are auction houses or new homes desks.
  • Who sells there. Each town has an explicit list of postcode districts, shown on its page. We count homes in those districts whichever office sold them. County hubs use the union of their towns’ districts, counting each district once. Offices are ordered by local sales agreed in the last 12 months.
  • A map that protects homes. The map uses fixed hexagons about 2 km across. An agency must have at least five sales in a district and hexagon to appear. Its colour marks the leading visible agency in that cell. We show no addresses or individual home locations.
  • Dates and samples. Sales agreed and time to sell cover the 12 months ending on the refresh date. Price achieved uses completed-sale matches with a sale agreed in the preceding 18 months. Price cuts use homes first listed 24 to 6 months before refresh. Each page shows its refresh date.
  • One office, one vote. Town and county figures are medians across offices with 20 or more sales, so a big chain doesn't drown out a small independent.
  • Price achieved uses Land Registry. The price recorded at the Land Registry against the first asking price, for offices with 20 or more sales on the register.
  • Price cuts. The share of the homes an office put on the market whose asking price was lowered at least once. Town figures are the median across offices.
  • Partners are marked, never ranked. Some agents take valuation requests through Homemove. Their card says so. It never moves them up the list: the order comes from the listings.

FAQ

Questions about the figures

Do agents pay to appear on these pages?

No. Every office selling in a town is listed, ordered by the sales it agreed. Agents who take valuation requests through Homemove are marked, and that never changes the order.

Why can't I see each agent's time to sell on the town page?

Each agent's time to sell, price achieved and price cuts are in your free Homemove account, next to the town figures, where you can book valuations with the agents you pick.

How often are the figures updated?

Every week. Each page shows the date its figures were last rebuilt.

Why isn't my agent listed?

Online agents selling nationally from one office, auction houses and new homes desks aren't listed. A town page names its busiest 48 offices; your free account shows every agent near your home.
