  • 5 out of 5 on Home Reviews Honestly, you guys were fantastic. You supported me through every stage of the process—from the initial enquiry, to booking the survey, and all the way through to the follow-up afterwards. I received my Level 2 Home Survey report on the very next working day, which was incredibly impressive. The whole experience was smooth, professional, and efficient. I would highly recommend your service to anyone. Excellent value for money and outstanding customer service. Thank you!

FAQ

Conveyancing questions, answered.

How much does conveyancing cost?

Your fee is fixed and agreed upfront — no hidden costs. A single sale or purchase starts from £999 inc VAT (leasehold slightly more), and a combined sale & purchase from £1,898. Disbursements like searches are itemised on your quote before you commit.

What does a conveyancing solicitor actually do?

They handle the legal side of your sale or purchase: checking contracts, running searches, dealing with the other side's solicitor, exchanging contracts and completing the transfer — keeping the legal work moving so your move does too.

Are your solicitors regulated?

Yes — we work with CQS-accredited solicitors nationwide. The Law Society's Conveyancing Quality Scheme sets standards for residential conveyancing, and all work is carried out by regulated professionals.

Do I pay anything upfront?

No upfront legal fees: you pay your solicitor on completion. Some solicitors ask for a small payment to open your file. It comes off your final bill, it isn't extra. If you're buying, the search pack is paid upfront and ordered once it's paid.

When should I instruct a conveyancer?

As early as you can — ideally as soon as your property goes on the market or your offer is accepted. Instructing early means the legal work starts straight away and your transaction is less likely to be the hold-up in the chain.

Do I need a local solicitor?

No — residential conveyancing is handled by phone, email and post, so your solicitor doesn't need to be nearby. That lets us match you with an accredited team with capacity to progress your case quickly.
